Timber Ridge Village, located at 1280 North Frontage Road, was built in 1981. It is comprised of 16 buildings containing 198 units and houses 600-plus employees. All units are 745 square feet with two bedrooms and one bath. It is the largest rental property within the Town of Vail, on just over 10-acres. The property was acquired for $20 million by the Town of Vail in July 2003 as a result of a friendly condemnation process. The property was purchased to maintain the property as affordable rental housing.
Immediately following its purchase, the property was deed-restricted to ensure a minimum of 600 affordable rental beds were maintained in perpetuity. In anticipation of future redevelopment, the Town of Vail rezoned the parcel to Housing District in July 2007.
6 and 12 month leases are offered to local employees. Timber Ridge is currently managed by Corum Real Estate, (970) 476-6759, and typically houses seasonal employees. Almost one-half of the units are master leased by Vail Resorts.
