Momentum Builds for New Neighborhood at Chamonix Vail

The reality of a new affordable neighborhood in West Vail is taking shape as Chamonix Vail has cleared another milestone with approval of the 32 townhome development plan by the Planning and Environmental Commission. A final review by the Design Review Board on Wednesday, Feb. 15 cleared the way for the development team to submit for a building permit later this spring.

Meanwhile, interest from potential homebuyers is growing with more than 200 locals actively seeking details about the new neighborhood, located at 2310 Chamonix Road, and 70 applicants that have signed up for the lottery. Buyer information sessions are taking place to provide details on floor plans, pricing, homebuyer education classes, deed restrictions and qualifications for an upcoming lottery drawing that will be used to select purchase preferences. The next information session will be held from 4 to 7 p.m. Monday, Feb.20 at the Grand View on the third level of the Lionshead Welcome Center. Free parking is available upon entry after 3 p.m.

Information on the homes and how the lottery system works is available at Potential buyers are asked to register online to receive specific information and notifications as they become available.  With this strong buyer interest and town design approval completed, the development team has begun to expedite the schedule to lock-in lower construction costs for the development. To do this, the deadline for participating in the lottery has been moved up. The last day to submit materials for the lottery is Friday, March 17. The lottery will be held at 6 p.m. Wednesday, May 3 at Donovan Pavilion. The new neighborhood includes five distinctive floor plans with a combination of two and three-bedrooms and numerous amenities, including enclosed garages, ample storage space, outdoor patios and a neighborhood gathering space and community garden.

Leading the design-build team on behalf of the town is Triumph Development West L.L.C., which has developed multi-family, commercial, hospitality and single family homes in Vail and other mountain communities. The general contractor is R.A. Nelson which has had a presence in the valley for 40 years. Rounding out the development team is 359 Design, which is known for crafting meaningful and efficient design solutions. They most recently completed the design work for the deed restricted Burlingame Ranch neighborhood in Aspen.

Chamonix Vail has been designed with energy conservation and sustainability in mind. From the south-facing orientation of the buildings and the passive solar gain it affords, to full compliance with the International Energy Conservation Code and the use of long lasting, durable and low cost of maintenance interior and exterior materials and appliances, to the low maintenance landscape and neighborhood gardens, Chamonix Vail is all about sustainability and keeping monthly homeowner expense to a minimum. 

Estimated sales pricing is from $390,000 to $739,000. A spring construction start is anticipated with the first families moving into the new homes in the fourth quarter of 2017.

Interested buyers need to start speaking to lenders for prequalification and complete a free, two-hour homebuyer education class offered by the Valley Home Store. Six more sessions have been scheduled as follows:

  • Tuesday Feb. 28 from 9:30 to 11:30 a.m. at the Vail Town Council Chambers
  • Tuesday March 7, 2017 from 9:30 to 11:30 a.m. at the Vail Town Council Chambers
  • Saturday March 11, 2017 from 3:30 to 5:30 a.m. at the Vail Public Library
  • Monday March 13, 2017 from 9:30 to 11:30 a.m. at the Vail Town Council Chambers
  • Thursday March 16, 2017 from 5:30 to 7:30 p.m. at the Vail Public Library
